Emergency Plumber in Crescent Park, Palo Alto: Long Driveways, Creekside Streets and Sewer Questions

The drain was cleared, ran well for a few weeks, and is slow again. When a stoppage keeps returning, the blockage is rarely the real problem. Something in the pipe is giving it a place to form, and in a neighborhood laid out in the 1920s that is a question worth answering once.

Build-up inside old iron pipe is one reason a cleared drain slows down again.

Drain slow again a month after it was cleared?

A cable or a jetter removes what is in the pipe. It does nothing about why the material collected. If the same drain slows within weeks, the cause is usually one of a short list.

  • Root intrusion. Fine roots enter at a joint and catch paper and grease, so the blockage rebuilds.
  • A belly. A low section where the pipe has settled holds water and solids, and every flush leaves a little behind.
  • Scale or damage inside old iron. A rough bore snags what a smooth one would pass.
  • A partly collapsed section. Clay can crack and shift, narrowing the passage.

A drain cleaning visit clears today's blockage. A camera inspection shows which of these you have, so the next step is a decision rather than a repeat. Hydro jetting is the thorough option when the problem is build-up on the pipe wall.

Same drain, same problem? Call and ask for a camera look instead of another clearing.

Homes from the 1920s: a century of repairs behind the walls

Crescent Park took its name in 1920, when Palo Alto annexed farmland that became "Crescent Park 1". The subdivision debuted in 1924, and the neighborhood's significant older residences date largely to the 1910s and 1920s.

Old cast iron pulled from a house shows how scale and rust narrow a drain over decades.

A house that old has usually been through several rounds of plumbing work. The original supply and drain pipe, where it survives, is general to the period, and later repairs have been joined onto it in whatever material was current at the time. That mixture is where leaks tend to start, at the joints between one era's pipe and the next.

If you are planning a renovation, have the drain lines scoped first. It is better to learn about a failing lateral before the kitchen is rebuilt than after.

Long driveways in Crescent Park mean a longer sewer lateral

The streets here curve along San Francisquito Creek, and houses on Southwood and Edgewood drives sit far back from the street on long driveways. A house set well back usually means a longer sewer lateral from the building to the main.

A longer run gives roots and settling more pipe to work on, and it makes an open trench more disruptive. The owner's part of that run starts at the first city cleanout, as our sewer lateral repair page explains. A trenchless repair can leave the paving and mature planting in place.

Beside the creek: the 1998 flood and the 2012 near miss

San Francisquito Creek overflowed in February 1998. The Palo Alto Daily Post reports damage in the tens of millions of dollars. The Crescent Park Neighborhood Association has also written of another near miss in December 2012, and it has pressed for work on the Pope/Chaucer bridge.

That history is context, not a forecast for any address. What it means in practice is speed. When water enters a house, removal and drying in the first day or two decide how much has to come out. The water damage cleanup page walks through the steps.

Water in the street or at the meter: who to call

Water bubbling up at the curb or around the meter box is usually a utility matter, not a plumbing one. City of Palo Alto Utilities lists a 24-hour line for water main breaks at (650) 329-2579.

Water inside the house, or on your side of the shut-off, is yours to stop and repair. Close the main shut-off, then call. Our burst pipe repair page covers the first steps.

What a camera inspection tells you, and what to do with it

  1. The camera runs from the cleanout toward the main. The picture shows joints, roots, low spots and cracks, with the distance noted.
  2. The plumber reviews it with you. You see what the pipe looks like rather than being told.
  3. You choose among options. Clean and monitor, spot repair, lining or replacement, each with a written range.
  4. Keep the recording. It helps a buyer, an insurer or the next plumber.

Clogs that return, long laterals and flood risk in Crescent Park

Do you serve Crescent Park?

Yes. Crescent Park falls in ZIP code 94301, which is on our list of covered Palo Alto ZIPs. We check the exact address when you call. Crescent Park sits along San Francisquito Creek, the boundary with East Palo Alto.

Why does my drain keep clogging after it was cleared?

Clearing removes the blockage but not the cause. Roots at a joint, a low section of pipe, scale inside old iron or a cracked clay section can all let it rebuild. A camera inspection shows which, so you can fix the pipe instead of paying for another clearing.

Is my sewer lateral long because the house is set back from the street?

Often, yes. A house on a long driveway usually has a longer run from the building to the main. The owner's responsibility under the city's rules begins at the first city cleanout and runs to the house.

Does Crescent Park have a flood risk I should plan for?

We cannot assess any address. The creek overflowed in 1998, and the neighborhood association has described a near miss in 2012. For a specific property, check the city's and FEMA's flood maps and ask your insurer. If water does enter a house, removal and drying quickly matter most.

What does it cost to repair a sewer lateral in Crescent Park?

It depends on the length, the depth, the method and what has to be restored afterwards. You get a written range once the line has been inspected and before any work starts.
